As the property market continues on its downward spiral, the rental market is booming, making rentals the only affordable option for first time buyers unable to get onto the property ladder for fear of lost equity, resulting in a new breed of tenant who intend to rent for many years to come. When choosing a property, make sure that you consider these five points:



  • Do your research. If there are some areas that you would like to live in or do not want to live in draw up a definite list of areas before you start looking for a rental property, but try not to be too specific, as this will narrow your options considerably.



  • How many rooms are on your wish list? Sometimes, especially in the current climate competition for rental properties is considerable. It may be that you have a certain number of rooms in mind, but be prepared to strike a balance, as properties which have many rooms could be considerably more expensive.



  • Speak to the neighbours. When you have found your ‘property’ speak to the neighbours to get a first-hand account of what it is like to live there, if there are any problems with antisocial behaviour and if the local people are welcoming.



  • Will your children be safe and happy? When you are moving into a property with children, you will have many things to consider. If your children are young it may be worth choosing a property that has a fenced off garden space especially if it is close to a main road. Many parents will also choose an area based on specific schools in a given area, in which case make sure that you do your homework and find out if your chosen property is in the catchment area.



  • Consider transport links: If your family rely on public transport, make sure that your chosen home is close to bus or rail networks, and make sure that you find out if these services are on the main routes with services running all day every day, or if transport only runs a few times a day from these points.
